How does the GO / NO-GO verdict work?

The verdict is deterministic: cap rate is compared to the local market threshold, DSCR must be at least 1.20, cash-on-cash at least 8%, the 7-signal appreciation composite at least 50, and there can be no legal or tax red flags. On a NO-GO the report states exactly which threshold failed.

What data sources do you use?

ReInvestIQ pulls from primary sources including RentCast (property records, AVM, rent, comps), the U.S. Census ACS, HUD Fair Market Rents, FRED (rates, FHFA HPI, BLS employment), Walk Score, Zillow ZHVI, and ATTOM. Investment metrics are computed from this data, not estimated by a language model.

Projected after-repair value is capped at the highest eligible comparable sale in a similar-area, property-type, bed/bath, and condition cohort. It is an underwriting aid, not a contractor bid or construction plan.
