GO / NO-GO is a deterministic function of the maximum allowable offer (MAO): the 70% rule leg is ARV x 0.70 minus likely rehab, the cash-flow leg is the highest price at which monthly cash flow still clears your floor, and MAO is the lower of the two. Asking at or below MAO is a GO; above it is a GO-IF that names the levers; a non-positive MAO, or an MAO under half of asking alongside a high-severity risk, is a NO-GO.
